  • Interest Only - 10-year interest only available on 5/6 ARM, 7/6 ARM and 30 year fixed.

Market Rent Considerations:

  • Short-Term Rental (STR) Market Rents: Underwritten in-house for accurate, localized valuation.

  • Long-Term Rental (LTR) Refinance Rents: We can use the higher of the market rent or in-place rent (up to a maximum of 120% of market rents).

Borrower Qualifications:

  • Credit score of 680 or higher.

  • Cash flowing property – Minimum DSCR from 1.0

  • Reserves – minimum 6 months PITIA

  • $150k minimum appraised value, $100k minimum loan value for all loans

  • Property value below $200,000 max loan size of 75% LTV

  • Cuyahoga County, OH, and Cook County, IL:  Automatic 5% LTV reduction on every product.
